Undoubtedly the investor's number one tool for real estate investing success is a buyer's list. This list is important for a variety of reasons. The list is responsible for helping you move the properties you purchase as quickly as you can so you will start to see profits. The buyer's list will help you to show the owners of the properties that you want to buy that you are good at what you do, as well. The more people you have on your list, the faster you can move these properties. If you do not have an extensive buyer's list or one that has serious investors that you can contact, you are setting yourself up for failure.

Just as a complete and broad list will almost guarantee that you will have success at this business, the buyer's list is considered the most valuable asset that a wholesaler can have. A buyer's list is a long list of investors that you have personally researched and should have the type of properties they are interested in as well as the types they have purchased. There is no giant resource area where you can find these lists. They must be put together by you.

Every investor will use the resources they find to locate the investors they need. The list should really have hundreds of names of people who invest in real estate so you have the largest number of people to contact in virtually every area of the country. Also this ensures there are a large number that will be interested in almost any type of property.

Many investors are interested in properties in the area of the country in which they live. This is because they achieve their real estate investing success by first seeing the property and then by being involved in the renovations so they can make more of a profit. This is one reason the buyer's list needs to have so many investors.

This list is so important to your wholesaling real estate investing success that you cannot wait until you find the properties you want to wholesale to find buyers. You will need the time to find the buyers so once you start finding properties you can move them as quickly as possible.

The deal of a lifetime is not going to help you if you do not have a buyer who can purchase the property in a reasonable amount of time. This is going to frustrate the seller and they may decide not to sell it to you after all. This is one of the reasons sellers often offer a great deal - so they can sell as quickly as possible.

When you begin to find investors to put together your buyer's list, even after you have sold a couple of properties, this is not the time to stop looking for investors. Where are the places to look for people to put on your buyer's list - of course, public areas such as social groups and clubs and private places such as classifieds?

There are several tricks to finding investors using the newspaper. One is to use the newspaper to look for sellers who advertise "owner financing". Although this does not always mean they are investors, sometimes it does. Find your buyer's list and you will make a very comfortable living indeed.
