The purchase of a house is one of the biggest transactions you will probably be involved with. With this in mind, it makes sense to be as thorough as possible to save yourself hassles later.
Straight off, one of the key issues to look at is the foundations and structure. Ensure that you have the place looked at by a pro, you want it as stable and sound as possible.
You want to ensure that all the land around your place slopes away from the foundations of the building, and that the house as all the right drains and plumbing necessary. Without all the right drainage, your house could lose integrity quickly.
Another area you should inspect rigorously is the roof of your place. You want to ensure that it is well secured and doesn't appear to leak at all.
Makes sure to check that the electrics are at a minimum of 100 amps, and rather than fuses you should have circuit breakers installed. You should check through the house to ensure there are enough power points and light switches as well.
Now days, getting a house that is as energy efficient is a good idea. Make sure that there is enough insulation in the walls and roof, as if there isn't, this will cost you later. Ideally, you want a place that has double glazing as well.
Other things to check are the AC unit and the furnace. Also, if there is a fire, you will want to find out whether it works at all, and how good it is.
Finally, you will want to get a pro out to look through the plumbing for any issues. If you follow this checklist of areas to inspect, then you will either be able to negotiate a better price, get repairs done, or avoid purchasing a lemon.
