What Makes the Difference When Buying a Home? Who Makes Sure You Get a Good Deal? A Buyers Agent!

Buying a Home can be a bit of a Turmoil at the very least or it can be a fun and enjoyable time if you have a professional who is working for you the entire time, one who will spend the time to guide you and educate. Until the late 1990s everyone one who wanted to purchase a home drove down streets or looked in the paper until they found a home that caught their interest.

Then picked up the phone and called the agent who listed the home and most likely told him all about what they wanted and they were going to be able to spend. The agent would ask questions to figure out what you would like to see and then took you to see the houses! The seller of the home many cases already likely knew what you would spend if you liked the house. Well today and since the late 1990's there is a way to keep from having to pay to much for house, not to mention to make sure you have someone looking out for your best interest.

In every state across the US there is a segment of the Real Estate Industry; which is called Buyers Agency. But wait; because it is not the same as having someone who is a Exclusive Buyers Broker working for you! Many companies state that they have a buyers agents in house or a listing agent will have licensed assistants who claims they are a buyers agents. This does not make them a true buyers brokers, the reason being is they are working for a broker who lists properties and under the laws of agency an agent is what his broker is no matter what! So if the Broker of the agency is a listing office they cannot really be a Buyer Broker only a non-listing office can be a true Buyers Broker.

A true buyers broker will never have any sellers that they are working for at anytime, there can never be anyone other then a buyer as a client 100% of the time. If you want to find out about a home without giving any of your motives and have an expert protecting your interest then hire your own buyers broker.

How to know if you have a buyers broker working for you?

  • First thing is to ask is do they have any listings if the answer is yes then you know they are not a true buyers broker.
  • Ask if they sign an exclusive buyers agreement this makes sure that you have established an agency relationship agreement with the broker. Locking the broker to you!
  • Ask how the broker receives compensation; is it your expense or does it come from the transaction
  • Is the Broker familar with the areas that you are interested in and can he educate you on all aspects of the area.

When you are purchasing a Home make sure you have a professional in your corner who is there to make sure you are totally protected never go it alone. Do not go with a Sellers Agent you will not be on equal ground with the seller, and always do research online and match it to what the agent gives you. There are many sites available on the internet to help you, but if you higher a Buyers Broker who is contracted to you this is your best defence and the best defence is a great offence.
