A lot of timeshare owners today are displeased with the monetary responsibilities from their acquired vacation packages. Most of these discontented owners are desperate for any form of timeshare relief just to be free from perpetual bills. The recurring fees associated with the ownership are definitely not a laughing matter as some of these charges are fairly expensive. Standard annual maintenance fees may be as much as $ 1,000 dollars per annum.
Timeshare owners with average incomes of about $ 10,000 dollars per year would have to pay a tenth of their yearly income in order to maintain their vacation lifestyle.
Special Assessment Fees for Timeshare Properties
Maintenance fees are not the only financial responsibility of timeshare owners. Special assessment fees are also a prerogative of timeshare companies. Most timeshare contracts expressly provides for the right of these companies to charge owners with such fees. These fees are the privilege of these companies in times where the property itself is damaged beyond the effects of normal wear and tear. The onset of natural calamities causing significant damage on timeshare real property allows the companies to charge the owners with fees for special assessment.
A Rough Computation on Assessment Fees
Most timeshares are sold in weeks; hence, mostly have 52 owners for every unit. The number may be lower if some owners possess multiple weeks on a specific unit or if there are still unsold timeshares for that specific unit. Thus, special assessment fees are charged to all 52 owners with owners of multiple packages paying the corresponding fees for each of their units.
By using simple arithmetic, one can have an estimate of the amount of special assessment fees collected by timeshare companies. The last hurricane season caused severe structural damage to many timeshare resorts in Florida. Online comments reported that some timeshare companies charged their owners with as much as $ 1,500 dollars worth of special assessment fees because of hurricane damage. By multiplying this amount by 52, it is readily obvious that timeshare companies are capable of collecting almost $ 80,000 dollars worth of such fees for a single timeshare unit alone.
Most units are condominium type structures with multiple units, a 100-villa resort can solicit millions of dollars worth of special assessment fees each year to the financial detriment of timeshare owners. Hence, many owners today are intensely displeased with their monetary responsibilities. This discontent has caused a lot of owners to take steps in getting rid of their timeshares.
