The Difference Between Buyers' Agents and Sellers' Agents

Purchasing a home is one of the major purchases we will make in our life. This is why we have to make sure that everything is planned and well thought of. Having a real estate agent to represent you is one of the ways to ensure that everything goes smoothly. You can be certain that you are represented well during the transaction. Aside from the buyer, a real estate agent can represent a seller too. But, what are their responsibilities? How are they similar? And how do they differ?

Understanding the role of the real estate agent:

Before we differentiate the buyers' and the sellers' agent, let us first understand the responsibilities of the real estate agents in general. Unlike what many conceive, being an agent is a challenging profession. They have to be updated, which is why they always review what transpired the day before. They have to check the sales activity and check the listings for any changes.

Their job also includes a lot of paper works. They need to review documents and make sure that everything is in order. Although the responsibilities of the agents are similar, the work of a buyer's agent differs from that of a seller's agent. However, all real estate agents have fiduciary responsibilities towards all their clients. They are bound to represent their clients in the best of their ability.

The buyers' agent:

As the name suggest, this agent represents the buyer. All buyers are advised to have one. This is to make sure that they are guided through the process. If there are any problems or issues faced during the transaction, the agent is tasked to help the buyer decide what to do best. In addition to processing the requirements and helping the buyers make the right decision, he is also tasked to do other things.

First, he needs to listen to what the buyer needs and wants for a home. This is important so that he can present homes that the buyer will consider. After that, he will present options to his client. He can also help the client make a choice.

In addition to that, he is also tasked to carry out the agreements of the parties involved especially those that will benefit his clients. He will need to submit documents requesting for repairs and other actions. It is also part of his responsibility to present the offer of his client and make the necessary responses. Moreover, if he discovers information that may lead you to discontinue the purchase then he should let you know. Most importantly, the agent should keep their client informed about the progress of the transaction.

The sellers' agent:

A seller's agent, on the other hand is tasked to help the seller get the best deal for his home. It is important that he remains loyal to his clients and protect their interests. In addition to that, the agent will take care of the items needed for the listing process. He shall also represent the seller during negotiations and closing. He will work closely with his client to ensure that the best deal is achieved.
