Tax Certificates Lead to Tax Deeds (Real Estate Ownership) For "Pennies on the Dollar"

People ask this question constantly, "How is it possible to get a house for a few thousand dollars, when the same house is worth $50,000 to $80,000". Not only is it possible but it is quite likely to get one or more of these types of property - many with paying tenants already in place. These Tax Deed properties are offered by counties weekly, bi-weekly or monthly to the general public. Oftentimes these properties are Great Deals that could be gotten for "Pennies on the Dollar".

Key points in purchasing these types of properties are doing your due diligence:

1) Research - thoroughly research each property (mainly online from the comfort of your home or office) to be sure it has a clean and marketable title, county code enforcement liens and IRS liens are not attached, everyone with a vested interest had been notified about the pending loss of the real estate through a Tax Deed, there is no pending bankruptcy, etc.

2) Drive-by - it is imperative to drive-by any Tax Deed property you are interested in acquiring for "Pennies on the Dollar". Many properties are troubled properties with a myriad of problems such as code enforcement liens, vacant lots, landlocked or underwater land, demolished or destroyed house, etc.

Once this has been completed and you are satisfied with your results then your next step is actually acquiring the Tax Deed to a property of your choice. You can use this property as an investment or move into it, remember IT IS YOURS. You may have to research several properties to find the right one for you.

When you do get a property you may want to get Quiet Title action for your property. This will get you a title every U.S. bank can use to get full financing to resell at full market price. An attorney can do this for you at a reasonable price and it can be completed between 30 and 45 days. When you have accomplished this, then you will have a house valued many times the amount you paid for the Tax Deed. Knowledge is Power.
