Ok, here’s step two of:

“The 10 steps to buying profitable single family houses. ”

Step 2. Don’t take calls from sellers.

I know what you're thinking, "Are you crazy how am I gonna buy
any houses? Why am I wasting my time on advertising if I’m not
gonna take their calls?”

Simple, direct all sellers to an answering service. They’re
very inexpensive (mine is just $35 per month) and they will save
you time and money. After all, do you really want to be tied
down to a phone all day

I promised you EASY steps didn’t I? You’re gonna find out that
“Less Work Means Bigger Profits.”

All you have to do is call the service and tell them what you
want. Most towns have a local service available to them. Just
look in the yellow pages under ANSWERING SERVICE or TELEPHONE.

You provide them with a script of 10 or 12 questions to ask your
customers. Don’t worry, stick with me and I’ll make sure you
know what questions you want them to ask.

The answering service will provide you with a toll free number
(at no cost to you) to place in your advertisements.

Your prospective customer can then call 24 hours a day - 7 days
a week and talk to a live person who asks the questions that
you’ve previously provided.

I know, you’re thinking, “How do I benefit from this?”

– Keeps you from getting calls at all hours of the day and
night.

– It gives the impression that you’re a big time investor with
your very own assistant.

– It saves you time to focus on more important areas of your
business, like making money

– Your kids won’t accidently answer the phone when a customer
calls.

– You can talk only to the prospects not the suspects (I’ll
explain the difference in a later issue)

After the answering service takes the information from the
caller, they can do one of several things. They can either fax
you the information on the form that you provide them or they
can email it to you, whichever you prefer. With today’s
technology, some can even send you a “text message if you
prefer.

Me, I’m technology-challenged so I prefer the quick and easy
approach. I just have them fax me the information.

In my opinion, one of the most annoying sounds is, “a ringing phone.”
Wouldn’t it be better to eliminate life’s biggest annoyances?
