A little internet knowledge and a feel for neighborhoods could get you a nice gig by starting a property locator business. Property locators get paid a finders fee from real estate investors if they find a property that meets their criteria and they end up buying it.
The property locator business has three aspects to it that you need to be well versed in to make a successful run at it. Learn those three things and you could have one of the most relaxing jobs in the world.
The first thing you need to know is what investors are looking to buy. Every real estate investor has different criteria for the types of property that they prefer to buy and will gladly lay it out clearly for the property locator. One investor may like single family one story homes and another may prefer concrete block duplexes. Get the required criteria of several different investors, make arrangements to work them and you will have a well rounded assortment of home styles to locate.
Know your areas well. If you know the side streets and neighborhoods in your target area well, you will know where to look and what to look for. If you see a pile of newspapers accumulate on a driveway over a couple of weeks, you may have located a property that the owner is no longer interested in owning or maintaining. Make a not of the property type, see if it fits into the criteria of one of your property investors and you have a shot of making some nice money.
Finally you need to be able to find the owners of the potential properties. The quickest way is using the internet accessing county and city records as well as the various phone look up sites and our good buddy, Google. You may also find out where the owners moved by talking to the neighbors. You will find out that the neighbors do not like to see an empty house on their block because they are typically unsightly and also invite crime.
The property locator business is really pretty simple if you have a handle on these three things and once you get the ball rolling you could be making some real nice money just cruising around neighborhoods drinking coffee.
