Some Tips on Buying Fixer Upper Homes

When you talk to people who were brave enough to buy fixer uppers, the experience would range from a total nightmare to a totally profitable real estate deal. It's not exactly a hit and miss thing. Buying a fixer upper isn't entirely a bad idea, if you play your cards right and buy a property that will really end up yielding you profit. Sometimes it's not about the house itself.

Some people prefer to look for fixer uppers because of obvious benefits, like the price. Undervalued properties can be quite a catch in some situations. Of course, not all undervalued properties have the potential to be worth the dollars you pour into it. Some fixer uppers are best left alone, unless it's a project you want to undertake for personal satisfaction more for the profit and potential appreciation of the value.

Here are a few tips when considering buying fixer uppers:

1. Location is still one of the primary considerations - Let's say for example that your target market is Vista. So you go around looking at Vista homes for sale in order to find Vista real estate that you can invest in. You happen to find a fixer upper in a good neighborhood. This is a good deal. A fixer upper in a neighborhood that looks like it's seen better days possibly won't translate into much profit for you. At least not in many, many years. 2. Look at the floor plan and specifications - The floor plan will partly show you the potential of the place. The trick is to look for a house with an initial floor plan that you can already be happy with, but it would be further improved with a little renovation. For example, looking at a home with oversized rooms may give you an idea of building a walk-in closet or an extra room. These two additions will greatly increase the value of a home. However you should look for a home that not only accommodates these sort of improvement but will also work without them.

3. Current condition - Look at the things that need to be fixed in the fixer upper. How's the condition of the roof, the foundation, and the materials? Are there any fire damage or water damage to the house? Have the house thoroughly inspected so that you'll know what kinds of repairs you'll be looking at should you decide to buy the house. Ask for an estimate on how much these repairs would cost and see if the potential cost would be recovered by the possible value that would be added to the house should you have the issues fixed. The trick is to find a house that needs fixing but does not have integral issues which will really affect the value of the house as well as the safety of the occupants.

When you find a fixer upper that has need for expensive repairs, it may not be a good idea to buy it unless it's going to be a dream project home.
