Wish there was a way to help bring in more foot traffic to your property? Hard economic times, lay-offs, bad credit, and poor rental history making it hard to get your apartments filled with qualified tenants? You are not alone. Many properties are going though similar situations, but you can do something a little different to bring in traffic. It will take a little bit of effort and some learning to use technology. All at no cost to you.

I want to start by saying that this will not flood you with hundreds of qualified tenants overnight. However, I know that based on my experience, you will generate new qualified tenants calling, visiting, and even renting in your apartment community. Let's get started.

You will need a video camera. Nothing real fancy just a simple video camera to start. I would avoid using your cell phone for video, the quality is not too good. Now find the best qualities that your property has to offer. Record the beautiful flowers, the clean quiet pool, the sauna, fitness center, and all the other amenities. If your property has a model - great! Get that on video too. Show the clean kitchen, the flower arrangements, the fireplace, and all the benefits the each unit has to offer the new tenant. Get everything that you will possibly want recorded. Forget about the order of things, length of time, fading in and out, etc - just record. When you are done you are ready to edit.

Most computers have video editing software, Microsoft Movie Maker for example. Or you can download many free editors online. Maybe a friend or co-worker can help you out with this part. Make a quick video - no more that 3 minutes. Don't worry about the sound, just get the video to flow nicely. If you need some examples search for apartments for rent online, there are thousand to view. After you have put together the video add some music to the audio. Something soothing yet snappy! You are set to upload the new video to share with others.

Upload to YouTube. They are the largest and a great place to start. Follow the steps in the upload process. Name, description, tags, etc. This can be changed later but get something in there that describes where you are located (city, state, zip code) and contact information (phone, blog, web site, Facebook, etc.) You are almost done. The video will take a while to upload and process. Once it is done you can now market your property using a video for all to see.

With the use of keywords in the video description, your video will come up when someone searches for a property in your area. For example, someone who lives in Arizona wants to move to Sacramento, CA. They have never been to the area but wants to look for a place to live. They search on Google or YouTube for apartments for rent in Sacramento, a long list of videos will appear on the screen. Those that have used Sacramento, apartment, for rent, and terms like this in the Title and description of the video will be higher on the list, and seen by more people. There are many other ways to get your video out once you have upload the video.

After uploading you will have a link that can be used in many different forms of media. For example, you can e-mail it to those expressing interest by e-mail. Post the link to your Facebook page, your web site, or blog. Craigslist has always been a good source for leads using a video link. The more ways your start trying the more you will see the benefit of using video to market your property.

I have included here an example of an apartment community in the Sacramento area, Hastings Ranch in Carmichael, Ca to be more precise. The video was recorded in about 30 minutes of walking the property.
