Rent to Buy - Unlet Property (House, Flat)

If you have a house or flat which has been on the market for a long time but you can not find a tenant, there are 100's special tenants ready to move in. Rent to Buy option agreements can be your solution because the Tenant Buyer is motivated to take on a wider range of properties than would not normally be easy to rent because they'll also securing an option to purchase the property. Even if your property requires refurbishing from top to bottom or perhaps it's not in the best area a Tenant Buyer could still be motivated to take it on if it gives them their first foot on the property ladder.

Rent to Buy (RTB) is the third option for disposing of your property that is growing in popularity in the UK. Rent to Buy includes three parts, a rental agreement, an optional property management agreement and the option to purchase your property at a specific price at a date in the future to be agreed. The property owner is called the Landlord Seller and the person occupying the property is called the Tenant Buyer.

Even though with Rent to Buy this means that you will be eventually disposing of the property the other powerful benefit of the Rent to Buy option agreement is that you will receive a higher rental from a Tenant Buyer during the period of the option, this is because the Tenant Buyer will be paying you an amount of money in addition to the normal market rent which will be credited against the eventual deposit they will need when they obtain a mortgage and complete the purchase. This is a significant cash flow gain for you as you will probably have less maintenance costs than with a traditional tenant. Also the chances of having a void period are very unlikely indeed.
