Real Estate Investing is a Team Sport - Successful Investors Have a Dream Team

Real estate investing is a team sport and, if you want to be really successful as an investor, you will need to build a dream team to assist you in accomplishing your goals. As tempting as it may be to do everything yourself, you will soon realize that real estate investing requires many different professionals. Real estate deals can range in price from several thousand dollars to several millions of dollars. Successful investors build a team that will not only help them accomplish their goals but will also help you not make investing mistakes.

A winning team is not built over night and as circumstances change then different team members will be needed. Start by getting referrals from other seasoned investors. The people you will need on your team are listed below.

Real Estate Agent - An agent will be able to bring you deals. Successful agents are aware of deals before they are listed which will allow you to close before the public knows. Make sure your agent is familiar with the class of real estate in which you choose to invest. If you want to invest in commercial buildings, your agent shouldn't specialize in residential real estate.

Mortgage Broker - Mortgage brokers can be helpful in two ways - when you are buying and when you are selling. They can help you arrange financing to purchase your properties. When it is time to sell a property they can be used to arrange financing for your potential buyer.

Attorney or Title Company - Depending on which part of the United States you invest, your closings will be handled by either an attorney or a title company. They will be responsible for checking to make sure the property you purchase has a clear title, will help to resolve any liens on the property and issue you a title insurance policy at closing. They can also be used to located the owners of properties you might be interested in purchasing.

Inspector - The inspector is responsible for reviewing the condition of the property and informing you of any repairs or issues. Any items found during an inspection can be used during negotiations to get concessions from the seller or to impact the selling price.

Appraiser - A qualified appraiser will determine the fair market value of a property. This value can be used to make sure you are not over paying for a property. They can also determine the value of a property that you are selling so you can set the selling price appropriately.

The members of your team are compensated when you either purchase or sell a piece of real estate. If you try to circumvent their involvement in a deal, you will find they will not be willing to assist you in any future deals. Your reputation will also be damaged as it not uncommon for agents to talk to other agents. Treat your team members fairly and you will be rewarded by their dedication in assisting you in accomplishing your goals.

It is best to have team members that have some first hand experience with real estate investing. Also a good team member would not hesitate to provide feedback on whether or not you should purse any real estate deal.

Your dream team will be built over time. If you move into different areas of real estate investing it may be necessary to replace one or more members of your team. A well chosen team will reward you in your investing career.
