There are many different types of inspections an investor can use to ascertain the value of an investment fixer-upper property. Many people seeking to invest in real estate choose fixer-uppers in which to invest because these properties can usually be attained at a price much lower than the other homes in the area. Once all repairs have been made, the fixer-upper property can gain quite a bit of value. Inspections for fixer-upper properties can be costly, but are generally well worth the price.

Most people who purchase homes want a home that is in pristine condition. Most people do not want to move into a home unless it meets their specifications. Very few people eagerly move into a home that needs a lot of work. For this reason, those who invest in fixer-upper homes can make money by fixing the house up for average buyers.

Inspections for a fixer-upper properties include engineering reports. While small investors usually are prepared to do cosmetic repairs on the home, very few are prepared to combat contamination by mold, or toxicity in the surrounding soil. An engineering report is a good idea when purchasing a home, and crucial if purchasing commercial property.

Other inspections for fixer-upper properties include a sewer line inspection. Again, if there is something wrong with the sewer line, the cost to repair the line can far outweigh any profit you hope to gain in selling the property.

A roof certification is also a good inspection to get whenever you are purchasing any property. A roof can be very costly to repair. Most roofs last about 20 years. Often, after that time people have new shingles put up over the old. After three shingle patch-overs, it is time for a new roof. To get a new roof, the old roof must be removed and this can be very costly. If you are a roofer, you may just as well skip this inspection. If you are not, however, this is one of the most important inspections for fixer-upper properties that you can get.

Inspections for fixer-upper properties can be the most important part of purchasing such a property for investment purposes. It behooves any real estate investor to get these inspections when purchasing property for investment.
