You will find a lot of niches with these method. The next step is to go to Amazon and ClickBank to find out if you can see some books and eBooks on your subject.

Why?

Because you want to find out if people are actually spending money online. If you find a couple of eBooks about "how to get rid of bed bugs" for example, that means that there is money to be made in the niche.

The last step would be to type your keyword in Google, and make a note of the number of ads. As a rule of thumbs, more than four ads is a good indicator that there is money to be made in the niche.

And if you can find a couple of affiliate sites, that means that there is a lot of money to be made.
