Home Staging Tip - 7 Ways to Be the Perfect Seller, So Your Home is the One That Sells!

If you are selling a home in a buyers market, the odds are not in your favor. There has to be an "all hands on deck" approach, which means that rather than hand off to your realtor, you need to support them. Be the perfect seller, and you'll find they will work much harder for you and get your home sold. Which is the point after all. (What gives me the street cred to present this info? More than an experienced stager, I sold my own home in the depth of the January 2009 when there was only one buyer out there. I've lived it and know exactly what this will be like for you. Follow these guidelines and you will reap the same rewards - a really nice buyer, who paid a fair price and gave us good terms on the closing.)

1. Mimic the Photos

You dressed each room for the photographer. The buyers selected your house as one they wanted to see based on the photos. Don't disappoint them; make sure the house still looks the same. (except for seasonal decor like flowers in the garden and the pots outside.)

2. Be ALWAYS Ready for Showings

I know what it's like living in "show-to-sell" condition or "hotel-ready" as one of my realtor-friends puts it. It's a discipline, but it's a lot easier than having to pick up the place while you're turning on all the lights, spraying madly with Fabreze as the buyers are walking up the front path. Another tip here: have a "drill" organized in your family - who does upstairs, the basement, etc. Always Light UP and Spray in the same order so that it becomes 2nd nature.

3. Keep Up with the Seasons

Remember to take down one holiday as soon as it's over, even if it's only Valentine's Day or Easter. You don't want to look like you've been sitting on the market waiting for a buyer forever!

4. Create an Amenities Guide

The Buyer will need this eventually, and it starts to get you in the right framework to be helpful and do business with them in the kindest way possible. Collect together all the appliance manuals, service contracts, names of people who know their way around your plumbing, electrical panel, etc. Then add in favorite restaurants,lowest price/best value dry cleaner, places for wine, specialty foods, bakery items... just as a hotel does. It creates a warm welcome in a hotel room and suggests fun, convenience and ease of living - all of which you want your buyer to feel so that they pick YOUR home.

5. Tell Everyone You Know to Tell Everyone They Know - Facebook

More than 85% of buyers start their search for a new home online.

6. Tell the Story on content Sites

Your realtor will have the listing online on the various sites that their firm believes in. These usually include Realtor.com, Zillow, Trulia, Edgeio, Vast and Craig's List. There they can put 10 - 15 photos and a limited information. But you can tell a bigger, fuller story. Content sites like Squidoo, Hubpages, Tumblr.. even Facebook Fan pages... allow paragraphs, personal perspectives, links and a much fuller story about the home and the neighborhood. Check with your realtor before you publish anything to ensure that you are all "on the same page"! They'll catch any silent signals you might not be aware of, in terms of negotiability.

7. Know the Market

Be knowledgeable on the comps, know your value and be realistic, really listen when offers come in. Try not to be pig-headed, insulted or personally offended. Try to enable the deal with the buyers' best interests at heart. The good karma comes back to you every time.
