Home Selling Tip - Stop Lowering the Price! Shore Up the Value

Home sellers - lowering the price is not always the answer. In fact, when you deploy no other strategy to sell your house, very soon price becomes meaningless. After a while, you can't give the thing away. You need a different strategy.
You need to shore up the value. You need to illustrate why your house is worth the price you're asking and make sure the home is the best possible value in the category.
How is value measured?
As yourself the question as if you were shopping for a home. What do you care about most? Kitchens and bathrooms... a pleasant garden to sit in...what are your hot buttons?
I can tell you that all of the buyers my realtors are working with have ALL said they don't want the hassle of "work". They just want to move in with their clothes and personal items. That means, if your house isn't selling, chances are the potential buyer sees what looks like work as opposed to an "opportunity to customize the house to their own taste". Bathrooms don't have to be renovated expensively. Generic tiles with a few tasteful accents is good enough. New is better than old; nice is better than old; clean beats old. I'm sure you can see where I'm going here - old is no longer charming. "Old" needs to become "New."
Another tactic to consider is the marketing of the home. Have you, your realtor and stager agreed on the key assets of your home? Are they tagged as keywords in the advertising and placement of all announcements of the home -- on ActiveRain, Realtor.com, YouTube, CraigsList, Squidoo?
Have you identified a specific niche the home would apeal to? Is there another place, seperate from a realty listing site, that would be a good place to find them? For example, to find a golfer, go to golfing magazines, golf websites, blogs, forums, chatrooms, etc. To find a chef -- look for all food related places in the local community and post the announcement there.
Lastly, remember to effectively demonstrate the value of a home by illustrating the lifestyle the home supports.
Kitchen? New countertops and updated hardware is great. Freshly painted cabinets go a long way.
