Many people got caught up in the property craze. They bought huge homes they couldn't afford thinking if they got into trouble, they could always sell later. Some didn't move up in the market, they stayed where they were and refinanced. Who would have guessed there was an impending recession which would make it difficult to make house payments. Banks are now willing to modify some home loans. They have built their own guidelines as to which loans they will and wont do. If you can make your payments, don't count on getting your loan modified. Falling home prices is not a reason they will consider to lower your payments. Don't forget you asked for the loan and told them you could make the payments.

You must explain what changed that you can't make the payments. Did you get laid off or have your hours cut at your job? Was there a physical reason why you couldn't work? If any of these apply to you, you have a good reason for the bank to lower your payments.

These are in no way the only excuses the bank will accept. There are many others. Some reasons may not make sense to you but your banker will consider them. This is why you must learn all you can about loan modifications.

Banks will often reduce the payments for up to 5 years so the borrower can get and stay up to date. They will often just make a permanent reduction to save time.

You are trying to save the largest asset you have. Most homes are worth at least a quarter million dollars, many are worth more. This is something you don't want to take chances with.

There are classes you can take on the Internet that teach loan modifications. Don't forget, the more you know about loan modifications the better your chances of saving your home. If you go in not knowing what you are doing, the chances are you will lose your home.
