Home Information Pack is popularly known as Seller's pack. It is required by a landlord selling a property, which basically helps him market his property in front of a prospective buyer. Home information pack has to be there, before it is put on sale in the open market.

It is a set of documents about a property in a single pack. It could have an EPC or Energy Performance Certificate, title documents, home information pack index, local authority searches, standard searches, sales statement, home condition reports, legal summary, guarantees and other content forms. The intention was that these reports would make buyers aware of problems initially, thus avoiding shocks later in the process that may result in either delay while the price is renegotiated, or cancellation of the sale.

With more information upfront and the costs incurred in gathering and providing information such as searches transferred to the seller, first time buyers will find their first step onto the housing ladder a more affordable and more informed one. Your home pack information, will also have a home condition report and mentions all the contents in the house.

Make home information pack available to your prospective buyer, when you have made up your mind to sell your property. Additional information for leasehold and common hold sales, where appropriate. However, it's not mandatory to have a home pack information in all circumstances, in case it's being sold to your own friends and relatives, you will not require it to promote your house to your friends and family members, who know your house well.

It's basically done for outsiders, who are your prospective buyers and need to be fully aware of the sales deed, contents, the condition of the home, it's legal summary etc, so that nothing is left unknown to them and they don't experience any rude shock after having purchased the house. This is the right way to market your property and make use of expert's help in getting it drafted for you.
