Forget the Real Estate Agent - Sell Your Own Home

Selling with out an agent can be trying and frustrating, for home owners the rewards however can be well worth the pain, for those that choose this route to sell their own homes must be prepared to learn the basics on how to prepare and present, them selves, their home, and the benefits of living in that particular community.

When it boils down to the basics it is you and your family that has the greatest influence over the sale of your property. Most sellers have no idea of what is required in getting a property sold and as owners are enraptured with their own property, this leads to problems when a potential buyer wants to make an offer to purchase and points out defects or other matters that may not bode well with the seller. So selling your own home is great but are you prepared to become detached and not take adverse comments personally? If you are,then read on.

To help you succeed I have put together a short check list to make the journey enjoyable and profitable.

· Be Decisive.

You can not sell a secret, your property is either on the market, in which case it is for sale or it is off the market and not for sale. Identify the reason why you are selling, there is no shame here as everyone has a reason to sell, you just have to be clear about your reason and about your goals and how soon you want to achieve them. This is where most sellers come unstuck you can not be half hearted about this decision, like the three musketeers all for one and one for all. When selling your property become emotionally detached from it here is your second hurdle, can you be emotionally detached? Interestingly most sellers get cold feet not buyers as emotions kick in.

· Price.

This is an area where all home owners have a problem as you will invariably think your home is worth a lot more than other similar homes in the street or on the market, hence the phrase "Your home is your castle" was coined. The easiest and best way to get a fair indication of your properties worth with out using an agent is to have a sworn valuation of the property done by a licensed qualified valuer, this will cost you some where from $400.00 upwards, ask the valuer what they charge, the valuation is professionally presented and should be your bottom line, this form of valuation will also be accepted by lenders especially if the valuer is on their approved panel. Never become greedy, as this will invariably damage your properties sale ability, again being decisive will eliminate most of these issues.

· Preparation.

Take off your rose colored glasses and ask your self "will I buy this property, and what items need fixing?" Take out your note pad and do an inspection of your property from a buyers view point listing all the items that need repairs, TLC, and any thing else that comes to mind. spend the necessary time and money on some TLC but don't over-capitalize. If your property doesn't have a natural advantage, create a unique selling feature or "wow factor" to make it attractive and memorable to buyers. Don't fool yourself into thinking that the more you spend the more you'll get back in a better sale price. In fact, the opposite is often true. Listen to your advice as to where to spend your time and money to maximize your results.

This also goes for your furniture and personal effects. You've heard the adage, "sometimes less is more" so remove clutter from in and around your home and store it off site. Remember the saying "If in doubt, throw it out!" also applies here.
