Flipping Houses For a Living - A Book Review on the Book "Flipping For a Living" by Brian Weber

After my long real estate career I am not easily impressed with real estate "how to" books but Flipping for a Living by Brian Weber has impressed me. Ten or twenty years ago, I would have objected to several methods or procedures he suggests. However, times have changed and it is a different market today. More than several other authors I have read lately, he has convinced me that he knows what he is doing. From all the "how to flip this house" or "how to rehab and flip that house" books I have read and reviewed in the past 14 months this one stands out as An Amazingly Effective Approach to Buying, Rehabbing and Selling Houses!

I know you have seen those late night infomercials promising us the ability to buy houses with $0 money down. They promise to teach you how to become a millionaire in just a few short months! All you have to do is purchase the kit that tells you the AWESOME secret for only 6 payments of $49.99 - a whole 100 dollars off the value of the kit! Value? If it worked, there would be a lot more millionaires.

Brian Weber's Flipping for a Living is NOT like those late night infomercials. This book educates you on how to find the right houses in the right locations and in a price range you can afford. It outlines how you can flip a property very quickly by making the right decisions and being prepared with all the necessary documents.

Brian Weber, a man who admittedly barely got through high school and never finished his college degree, wrote Flipping for a Living. The point of the matter is: If he can do it, SO CAN YOU!

Far more than the authors of similar courses Weber realizes that while the rehab is important, it is the details of how you set up the deal that will make your money.

I found the most valuable chapters included in the book to be:

What About the Money? There is realistic and very useful "meat and potatoes" advice here.

*creating a budget, making an offer and closing the deal. the clearest, most understandable step-by-step practical advice I have found by someone who has obviously been there, done that.

*title seasoning and how to sell it. weber give an extreme valuable explanation of steps and strategies that are usually passed over lightly but which will mean many more dollars in you pocket

* house flipping ethics - doing the right thing! weber emphasizes making your profit while avoiding the trashy tricks suggested by too many "how to flip this house" courses.
