While some people do it for leisure, most people fix and flip houses for income. They know that flipping houses, especially amid the economic slowdown, is a profitable business. If you are among those who are into the business because of sheer leisure, you can stop reading now. But if you're among the many house flippers who want to make a fortune with every fix and flip, continue with this article. If you really want to make it big in the real estate investing business, one thing you should learn is to detach yourself from the property you are selling. If it's fixer upper home you rehabbed, then you should learn to let it go.
Once a buyer makes an offer, grab it even if it is a few dollars lower than your asking price. A lot of rehabbers use "waiting for the right deal" as an excuse whenever they feel bad for having to sell a house they worked hard on. This is a common scenario for beginners, particularly those who did most of the repair and renovation works themselves. Remember, flipping houses is a fast business. You buy the property fast, repair it fast, and sell it faster. If that house sits idle in the market, it will lose value. If it is unsold within 90 days, you can expect to lose a few thousand bucks. Apart from depreciation, you will also have to spend more for maintenance. So don't get too personal and let go of that house. Getting too personal when you fix and flip houses can also lead to your bankruptcy.
When house flippers start repairs, they imagine how it would look like if it were to be their home. There is nothing with this as long as you don't let your emotions interfere with your repair budget.In most cases, the repair budget balloons because of unnecessary repairs that are mere personal preferences by the rehabber. For example, there is actually no need to replace the carpet because it is still relatively new. However, you chose to lay out new carpeting because you saw a nice carpet at Home Depot and you liked it. Another example is spending extra on lighting fixtures. While simple lights will do, you opted to put a chandelier on the living room because that's how you imagined your living room must look like. Before you know it, you've already doubled your expenses for repair. So before you bust your budget, let go of those personal preferences.
