Five Important Tips For First Time Home Buyers

So you think you're ready to buy your first house? Congratulations for making it this far, then. Buying a house is always a momentous event in a person's life. There are a lot of risks involved and a lot of things can make the process a bit hard and complicated for you. Here are five simple steps to help you survive the home buying process.

1. Get an agent to represent you - You'll find that your home search will go a lot more smoothly and in a more organized way if you already have a buyer's agent. Let's say for example that You want to look for a North Park real estate property to buy. If you already have an agent, you'll be able to filter out properties that you probably won't end up buying anyway. You can go look at North Park homes for sale in a more focused way, not to mention that negotiating would probably also be a lot easier. Just put some effort into finding and hiring the right agent for you. At times you'll need to interview several people before you can make a decision, or ask family and friends for referrals. You should interview agents like how you would interview anybody before hiring them; get their references and call them up, find out how many homes they've sold over the past year. A successful agent can do a lot of good for your home search.

2. Get approved for a loan - It's always smarter to secure a loan preapproval before you think about searching for homes. Your agent will want you to attach the preapproval letter to the purchase offer. Aside from that, you'll at least know (more or less) how much loan you can be approved for. This still depends on other factors, though, like property appraisal.

3. Find the right home for you - Of course a real estate agent can help you find the right home by leading you to houses that are for sale. However, before you even meet with a real estate agent, you should already know what kind of home you want and in what neighborhood. If for example you want to look at North Park homes for sale, determine what kind of house would fit your need. Specifications such as square footage, number of rooms, even whether the house is constructed in an ecofriendly way could help your agent narrow down the house search for you.

4. Make an offer - Price negotiation is also something that you need to give a lot of thought to. With a little research and some help from your agent, fill out the correct form and submit your best offer for the property that you want. A lot of factors will influence your offer, such as the kind of real estate market the area is experiencing, the length of time the house has been sitting in the market, and more.

5. Complete the home inspections - You'll learn that there are different kinds of home inspections that detect different kinds of issues. Completing the inspections within the allotted amount of time will allow you to determine whether you should push through with the purchase of the house or not.
