One of the main reasons you may wish to sell your own property is to save money. Rather than having to pay out numerous agent's fees that eat into your profits, you have decided to go through the process alone. I have provided some handy tips below on how to sell your own property:

1) Lose any emotional attachment you have with your home. When you are looking to sell your own property, the last thing you need is to be held back by your own feelings. Always view your house as a prospective buyer would and act as professionally as possible.

2) Make sure you value your property correctly. Too high and it may sit unsold for months or even years. Too low and may lose out on a large chunk of profit! Read through property listings and find homes of a similar size and condition in your local area. Go online and do a zip code search or even employ the services of a professional appraiser.

3) Make sure your house is the cleanest it's ever been. You wouldn't buy someone else's dirty home, so you can guarantee no-one will buy yours. Make sure you thoroughly clean everywhere, giving the bathroom, kitchen and toilet areas particular attention. Remove all personal items and any clutter that shouldn't be there!

4) If you are going to sell your own property, you will have to learn the art of closing a sale. Rather than declining any low offers, find out more about your potential buyers. Perhaps rather than dropping the price, you could offer to pay for a few months childcare or fit out a games room or even leave your washing machine and dryer behind. All i know is i would rather part company with either a reasonable amount of money or personal possessions now than have my property sitting unsold for months on end!
