Clear Hurdles Before You Buy Land

Finding a profitable land in the city has become like searching a needle in a haystack. It is almost next to impossible. You are buying land to build something else. The cost of the same could run up to much more than you expect. So, if you already spend a fortune acquiring the land, then you will have to wait for funds to fill up before you can build anything.

Land can be bought for residential, commercial, industrial, economic or other purposes. You are allowed to buy land in areas where there are no other interests. For instance, it should not be government land and it should also not be earmarked land for a particular section of the people.

Large tracts of land, which cannot be used for farming or agricultural purposes, are often bought by corporate and consortiums intending to set up economic zones or industrial estates. In these areas, land may come at a cheaper price but you would want to think twice about buying it for non-commercial purposes.

If you are planning to build a home or something like a farm or some personal endeavour, it would be best to remain as close as possible to the town or city. These areas will be more accessible and will be safer.

When you buy land, keep these points in mind. The land rights should be easily transferable to your name. The former owner should be without standing obligations. There should not be any legal tangles and there should be any loan or mortgage on the land. Your ownership should be easily approved by local government agencies the transfer in property name should be easily effected.

Get and agent and if you want, even a lawyer, who can help you get the best land without any problems. The agent would help you in choosing the best property available and the lawyer will know whether there are any legal implications if there are any.

If you intend to develop the land you have bought into something commercial or industrial, it should be in a place that has tax concessions and easy labour can be hired. In the city, the costs of everything go up. More and more companies are going rural because land comes cheap in rural areas and labour too.

Buying rural land and developing it into a commercially viable place may take a lot of effort but a bit of dedication and effort will get you the desired results.

People who have spent a good part of their lives in the noise and pollution of cities are also increasingly interested in spending their retirement in quiet places in the village. Such people may make wise investments while working to buy land and built a comfortable and spacious green house in the village. Such retirement houses are seeing a rise in rural areas.

Whichever land you are buying, make sure there are provisions for water and electricity there. You do not want to run from pillar to post seeking these facilities once you have started work on the land.
