In home buying, you should not consider the home only but you should also consider the neighborhood it belongs. In fact, the neighborhood is the most important step in finding your dream house. It determines the personal safety of you and your family and affects the education of your kids. A good neighborhood has a positive effect on how you feel about your life, as well as the enjoyment you get from your home.
The most beautiful and the biggest home in the country will not be a source of comfort if it is located in a depressed or a high-crime rate area. The value of the property should also be considered. The more upscale the place is the better chance of getting the most from your investment.
So, how do you choose a good neighborhood? Here are some helpful tips in your search.
1. Drive around areas that look inviting to you. You can choose to start in areas near your home or near good schools or the school your children are attending. Looking at areas near relatives or close friends is also a good idea. Record the names of places or subdivisions that attract you.
2. In looking for a home, take a sales flier from the different homes that provide one for the public. Fliers will give you ideas of what the neighborhood has to offer and what is the present price range. If you plan to rent, take down contact numbers and call the owners of the rental property. Take note on the unit size, the number of bedrooms and other rooms and its available amenities.
3. As soon as you have decided where you want to live, check out the newspaper and the internet listings. The internet provides invaluable help in your search. You can browse through some real estate websites and there you will have full information of the statistics of schools, crime rates and demographics of the area you wish to purchase a home.
4. Make another drive around the neighborhood at night. This will give you a better idea of how people maintain their homes after work. You can determine if there are many children out playing after they arrive from school and could alert you of any dangerous activity happening in the area.
5. The next step is to search if the area has good schools nearby. You can further search they are good schools by contacting the local Board of Education to find out the average student's SAT score, the percentage of students who graduated and proceeded to college every year. However, you should remember that most good, blue ribbon schools are in areas with high property taxes.
6. Talk to the residents in your prospective area. This can determine whether you are indeed on the right track of your house hunting. Ask about crime rates, property taxes and schools. You can also take time to visit its local police department. Most law enforcement agencies will be willing to volunteer information to potential homeowners.
7. Other details have to be considered such as the way of commuting to your place of work. You should check if there are public transportations nearby. Be sure to find out if there are shopping centers and supermarkets nearby. Are playgrounds and libraries convenient? It is also helpful to find out the community organizations available for both children and adults. Do not forget to check on medical centers and hospitals in the area.
Selecting a good neighborhood is an important decision, which should not be taken for granted. List down what your priorities are in looking for a place to live.
