Below Market Value Property is the dream that real estate investor seeks to find, but how do you find it? The TV shows would have you believe it's everywhere, yet when you look at properties yourself, you never seem to uncover it. Here's some quick tips on finding below market value property.
First, it's important to consider what factors might make someone keen to sell their house for below the market value. In many cases these kinds of facts can be uncovered while being shown around the property. For example :
- are they moving because they've brought another house? If so, they might be under pressure to move out of this house quickly?
- are they moving because they've found a job in another city? Chances are they will want to free up the cash soon.
- how long has the house been on the market? If it's been on for a while, perhaps the seller is likely to be much more open to lower offers.
You see, these three simple questions could supply you with some useful information. However, lets sound a word of caution.
Sometimes the reason that a house is being sold for below it's market value is because of more negative factors. Perhaps there is a big development going ahead next door? Real Estate agents aren't able to lie, but, they may profess innocence.
Once, looking at an apartment with magnificent views, I noticed a construction site next door. When I asked the real estate agent what was being built, she wasn't sure - but a quick walk around the corner soon showed it to be a big building that would take away all the views - yes, the buyer must beware!
But back to my point, most below market value property will be found by good research when you look at properties. However another good way is to look at properties that are due for foreclosure or "mortgagee sales". Although it might seem like every man and his dog is looking for these now, there are still some good ways to find these kind of "forced sales".
