FSBO is truly a four letter word to an agent, but to most home sellers those four letter can mean seven percent back in their pockets and if your house is a four hundred thousand dollar home with a small mortgage and the sale price is close to the value then you are looking at saving around twenty eight thousand dollars or so.
How hard would you work to get another twenty eight thousand dollars in your pocket instead of somebody else getting that money?
Now let me be clear, I am not anti-real estate agent. In fact, I am very much a strong believer in using an agent, but for the person who really needs to not use an agent because that money is already accounted for then you should at least attempt to do some of the following suggestions to see if you stir up some interest.
First, you may want to still list with an agent while you are trying to do what I will share, but you will need to have a provision to release you from the agreement in the event that you get a buyer and not the agent. This is a very important aspect of your signing with an agent and you need to make sure you cross your T and dot your I when doing something like this and it would even be advisable to have an attorney to look at this and maybe draw it up to protect you from an agent who would try to steal a commission even if they did not do any work.
People act funny when it comes to money so better safe than sorry.
Here are just a couple of free or very low cost ideas you should look at doing to help your house get sold.
The obvious first thing is Craigslist. Craigslist is a powerful way to sell real estate.
Another very low cost method is to advertise it on Facebook. You may need to be creative to accomplish this, but it is feasible and extremely low cost and laser targeted because you can dictate that the ad is shown only to people with demographics and geographically where you desire.
Another very effect method to get the word out about your house is to do a short YouTube video of the house and put the video on YouTube. Put the keywords that would attract a buyer for your house in the area you are looking to sell it.
Getting your house sold in large part has to do with having an attractive offer, but if nobody knows about your attractive offer then it will never get sold. An agent will simply list it and tell other agents to spread the word and that is exactly what you are doing when you do the three things I suggested above.
If you are not familiar with the suggestion simply do a YouTube or Google search with the words How To in front of what you want to learn and then you will quickly see just how easy it is to get the word out about your house and hopefully save yourself thousands in the process.
