Adding Value and Usability to Your Condo Through Upgrades

The appeal of having a custom-made home is not hard to understand. You get to be as picky or unique as you would like to be. Everything from the floor plan to the cabinetry and from the ceilings to the floors is completely up to you. Colors, textures and quality are left completely up to the owner. This creates for a home that truly reflects your tastes and personality. In recent times, however, the norm, and many of the available and affordable housing options are in the form of what is called "track housing". This consists of a few floor plans that have similar (and also relatively low-end) appliances. Condominiums are generally built in the same fashion. The idea is that the appliances could attract or appease the average person. This means that much of the time beige is the norm. Any person can imagine their own tastes and color schemes on tan carpets, white walls and light oak cabinets.

The blandness that is consistent with the track housing idea is part of what drives potential owners toward building a customized home, which is great if you have the means to do so. But, what about those who are looking to buy a condominium? For the most part, condos are "track housing"; they come equipped with the basic, lower-end appliances. But that doesn't mean they have to stay that way. Unlike apartments, condominiums are not rented, but owned. This means that the owner is free to make any sort of remodel/upgrade/change to the inside of the condo that they please (and that the condo association allows). This is good to know if you're the buyer (what can I do once I move in to make this condo mine?) or if you're the seller (what can I do to the condo to make it more appealing to potential buyers?) Regardless of if you're the buyer or the seller, one thing is for sure: upgrades will add value to your condo.Whether you're looking to upgrade your condo for personal touch, or attempting to sell your unit, this article is going to cover how to make the most of your upgrades and how to maybe even get some money back in the process.

When looking to upgrade your condo, there are a number of places that you may look to. The kitchen is perhaps the first and most important room to improve, as it is often the selling point of the home. Research found that upgrades that are the most noticeable make the biggest difference. Think cabinets and countertops. These are two of the more expensive upgrades you could make, but they're also first things one notices in a kitchen and will likely end up paying for themselves in a selling situation. Installing finer-quality cabinets or granite countertops are both noticeable and desirable. However, you must keep in mind not to go too far. Though there may be a select few who would notice that the granite was imported from a small village in Italy, you'll probably end up losing money on that one. Appliance upgrades can also make a huge difference. Functionality is also something to upgrade. Adding a larger pantry or getting rid of a bulky island in a small kitchen can really be appealing. The last upgrades you should consider are the luxuries. Sure adding a wine cooler, a trash compactor and a subzero refrigerator will add value to the home and likely please you or new owners, but these upgrades can sometimes be more expensive than they are really worth. After the kitchen is up to par, the bathroom is the next place that will add value to your condo. New tile, bathtubs and sinks can be pricey, but studies show that owners recover their investment in a sale. General improvements throughout a condo will help tie the whole deal together. Replacing carpets, installing hardwood floors, re-texturing or painting walls are among the ways to do so. (Painting and re-texturing are also some of the cheaper ways to upgrade if you're on a really tight budget).
