Whether you are buying or selling a home (or both) it is a very good idea to use the services of a local realtor. There are so many details that go into buying and selling a home, that getting help from an expert will save you lots of time, energy, and money.

If you are buying a home, there is usually no cost to you to hire a realtor to help you. The realtors will make some money when you finalize the home sale. But not as much as the realtors selling the house. So the first question you'll need to ask is:

1-Do you specialize in helping home buyers?

If not, you might want to find another realtor. Since the payoff is not as high, some realtors don't want to spend as much time helping home buyers. So check their background first. If you are selling a home, you'll need to interview and research each realtor very carefully. There is a lot at stake when listing a home for sale. If you don't present the house just right, or set the selling price too high or too low, it could cost you time and money. So the next question is:

2-Are you an experienced home seller in this area?

Ideally, you want someone who knows the local market well, and know what people are looking for. The next few questions are good to ask regardless of whether you are buying or selling.

3-Can I contact some of your references?

It's always a good idea to talk with a few customers no matter who you are hiring to do work for you. Hiring a realtor is no different.

4-Are we your typical clients?

If the realtors are used to working with people looking for larger or smaller homes, or in different areas, they may not be the right match for you.

5-Will you also be representing the opposite parties?

It is best NOT to have the same realtor represent the buyers and sellers. You want someone who represents only your interests, so you get the attention to detail that you need.

Finally, make sure to shop around and compare a few realtors before making your final decision. Buying or selling a house is a big decision, and finding a good realtor is important!
