Selling your house in this current market isn't easy. The unemployment rate is very high and there is still lots of uncertainty in the credit markets. whether you are selling your home in a down market or in a up market there are 3 basic ways to sell your home. The way you sell your home should depend on your situation. The 3 basic ways are using a realtor, doing it yourself and selling to a real estate investor.

Using a realtor

If your not in hurry to sell, your looking to sell at retail price, you don't want to spend the time needed to market the property and talking with buyers, then contacting a realtor may be best for you. Realtors will list your property on the mls which is a very useful tool when trying to sell your property. Some realtors may even market your property for you on the classified ads, internet, and/or local real estate magazines. They also might have many friends who are also realtors that may have waiting buyers looking for a new property. If you can wait months to sell and want to sell your property at full retail price, then using a realtor is a great option

Doing it yourself

There are two disadvantages and one advantage of trying to sell the house yourself, assuming you want to sell the property at full retail price. One disadvantage is more work is going to be needed on your part because of the marketing aspect and talking with prospects. The second disadvantage is that it might take a little longer because you probably won't be using the mls to list your property. One way that most people market the property themselves is by putting a "for sale by owner" sign on the front yard. The only real advantage of doing it yourself is that there is no realtor fees required which could be 3 to 6% of purchase price.

Real Estate Investor

Now using a real investor has its advantages but it greatly depends on your situation. Most people contact a real estate investor because they need to sell their property as soon as possible. The home owner may be in the middle of a divorce, probate, job loss, illness, moving, and the list goes on and on. The faster you need to sell, the lower the price will have to be. Investors, those "we buy houses" guys, are great because they usually buy properties using cash. By using cash, the closing process is faster and the closing cost are typically lower. Another great advantage is there is less work on your part. No marketing is required. There is also no fees charged to you by the investor. If you need to sell your home in days not months, then contacting a real estate investor is probably your best option. You can find a local real estate investor by looking in the newspaper, internet, or those we buy houses signs.

So, first think about what situation you are in and your needs. Then decide whether you want to use a realtor, do it yourself or sell your home to a local real estate investor. Choose wisely and take action.
