15 Minutes Warning - Buyers Are Coming! 5 Quick Actions Get You Ready FAST!

A realtor calls to announce they're bringing clients over in 15 minutes. "Is that ok" she asks, not really listening for the answer. "Er... sure". You hang up. Now what? In the skirmish that 15 minutes becomes, which 5 things would be the best use of your time? Which 5 things reap the biggest reward?

I've taught many successful sellers to follow this routine. My family and I run it like a football team runs a play, each time we sell one of the homes we have fixed up to sell.

Before you begin, you will need a bucket, or apron with pockets. In the bucket you need a pouch of Windex wipes, Pledge or Swiffer dust-catching clothes and a spray bottle or can of non-allergen Febreeze. No more than that, it makes it too heavy and cumbersome. Are you ready? You've put down the phone, picked up the bucket or thrown on the apron and ..... go!

1. Light Up

Start at the bottom of the house and turn every light on that there is. Doesn't matter about the time of day, turn it all one! (The buyer has to SEE what you're offering.) Methodically move from room to room.

2. Spray Febreeze

Use the hypoallergenic, no odor Febreeze to freshen every room, no potpourri (unless you like the look, but no smell) and no plug-ins. The smell is too obvious and more and more folks are allergic to it, or don't like it. Don't be offended by this. All enclosed spaces have a distinct odor. You won't be able to discern yours, but a buyer will. And you're running through the rooms anyway.

3. Tidy and Fluff

There are lots of tips around about keeping a basket in each room to throw all the misc. stuff that accumulates daily. That's fine. I always put stuff in nearby drawers so that I can find it again. Pick up all underwear, lego pieces and anything that blocks the buyers' ability to get in and around each room. Plump all pillows and chop your hand into the center of the top. Gives them that "look" that you see on TV. Plus, it gives you a positive outlet for the frustration ...couldn't the realtor have called a few HOURS ahead?!

4. Wipe Out the Sinks

Stainless steel sinks need to be wiped out with paper towel, but everything else can be done with the Windex wipes. Quickly wipe around the faucets, too. You want the fixtures and fittings to sparkle. The house may not be new, but it needs to look in beautiful, mint condition. Have a quick look at the bathroom mirror as you fly by, lighting up. More often than not, that could benefit from a quick swoosh.

5. Leave

Grab everyone and go out. Even if it's next door, leave. There's nothing more awkward than trying to look at a house with a family sitting there pretending that they're not watching you. The kids are glued to a TV and the mom is determinedly doing something and the overall feel is bad. Get some fresh air, go buy milk, do something! Let the people have the place to themselves. Let the realtor do their thing. After all, you're paying them a healthy percentage, no?
